Real wood and good engineered floors do not need sanding to the bare grain every time they lose their sheen. Usually the surface has dulled, picked up scratches from furniture and grit, and dried out. We strip the tired finish, repair what needs repairing, and re-lay a finish that protects the timber and lets the grain show through.

What we check before quoting

• Whether the floor is solid wood, engineered or laminate — each takes a different approach.
• Depth of scratches: surface swirls come out with a screen-and-recoat; deeper marks need a light sand back.
• Any hollow patches, loose planks, gapping or raised edges that should be fixed first.
• Previous finishes — some old lacquers and factory coatings behave differently under a new one.

How the work runs

1. The room is cleared of grit and the edges and corners are done by hand.
2. Deep cleaning lifts years of trapped polish and grease.
3. Light sanding or screening opens the surface so a new finish can bond.
4. Gaps and small dents are filled with a colour-matched filler.
5. Finish is applied in thin, even coats with drying between each.
6. Handover only once the coat has cured enough to walk on, with care notes for the first week.

Matte, satin or gloss

You choose the sheen. Most homes in 2026 lean toward matte or satin, which hides day-to-day marks better and looks less like a showroom floor. We will show you samples before committing a whole room.

Rates and timelines

Wooden floor work is quoted per square foot after inspection, because prep is most of the job. As a guide, a clean and recoat sits well below a full sand and re-finish. A single room is often a day; a full floor is scheduled across several, with areas released as they dry.
